Foundation work is underway at 7200 Collins, a 12-story, 222-unit luxury condominium in Miami Beach’s North Beach neighborhood. New footage shared by Ortega Construction Company on LinkedIn shows activity advancing across the property at Collins Avenue and 72nd Street, where crews have reportedly mobilized production piles and wells for foundation operations.
Developed by Northlink Capital, the project sits on a 0.57-acre site acquired for $17.33 million in 2021 following the demolition of several low-rise commercial structures. Sales launched in April 2025, reaching 93 percent under contract by the March groundbreaking and 96 percent (213 units) by July, when Deutsche Bank provided an $85 million construction loan arranged by Arrow Real Estate Advisors to fund ground-up development through completion.
Designed by Revuelta Architecture International, the 274,150-square-foot building features rounded corners, continuous balcony lines, and upper-level setbacks. Fully furnished interiors by Adriana Hoyos Design Studio range from 400-square-foot junior one-bedrooms to configurations exceeding 1,000 square feet. Specifications include nine-foot ceilings, Bosch appliances, custom Italkraft cabinetry, porcelain tile flooring, and short-term rental flexibility.
The building’s amenity program spans three main levels, led by the third-floor 7200 Club featuring a primary pool deck, fitness center, yoga studio, coworking spaces, library lounge, owners’ lounge, and outdoor dining facilities with barbecue areas. Higher up, the eighth-floor Sunset Deck offers a secondary swimming pool and sundeck, while the rooftop Vista Terrace provides indoor and outdoor game lounges, a zen walkway, sundecks, and an outdoor cinema. Additional spaces include a ground-floor lobby, retail along Collins Avenue, valet parking, bicycle storage, and access to the 7200 Collins Beach Club.
Located in the North Beach Town Center directly across from the North Beach Oceanfront Center and one block from the Atlantic Ocean, 7200 Collins is scheduled for completion by late 2027. Sales and marketing are led by OneWorld Properties.
