HTG Advances Plans for ‘The Mosaic’ at 1708 N. Dixie Highway, Hollywood, Florida

An affordable housing developer has plans for a multi-family community in Broward County.

Housing Trust Group (HTG) intends to proceed with the Mosaic, a 10-story building that would feature 84 affordable housing units. The venture would be filed under the Live Local Act; the Act gives certain incentives and benefits to developers who reserve at least 40 percent of a project’s residences as affordable housing.

Broward County’s median income was $96,200 as of 2025.

Communal amenities at the Mosaic would include a swimming pool, fitness center, and 103 parking spots – averaging to about 1.23 spots per unit. HTG currently has the Mosaic’s 21,261-square-foot site under contract from its current owner, Pro Ven, for $2.6 million.

The Mosaic isn’t the only venture that HTG has in its pipeline. Earlier this month, Florida YIMBY reported on Lakeview at Naranja, another venture led by the Miami-based developer. That project would feature more than 300 residences in two phases. Like the Mosaic, it would also host affordable housing – specifically for households earning within 30 to 80 percent of the AMI.

If brought to fruition, the Mosaic would occupy 1708 N. Dixie Highway, Hollywood, Florida, 33020, in Broward County.
