Renderings Reveal MVRDV-Designed WOMA Mixed-Use Development In Wynwood Norte, Miami

Renderings have been revealed for WOMA, a mixed-use residential development planned for Wynwood Norte in Miami. Developed by Quito-based Uribe Schwarzkopf and designed by Dutch architecture practice MVRDV with Miami-based Kobi Karp serving as architect of record, the project will yield 163 residences along with office and retail space and marks Uribe Schwarzkopf’s first development in the United States.

The development is planned for the site of a former coffee roasting company near the nonprofit Bakehouse Art Complex along NW 5th Avenue. MVRDV’s design draws from Wynwood’s industrial history and its former role as a fashion and garment manufacturing district, with the building broken up into a series of stacked volumes intended to relate to the predominantly low-rise scale of the surrounding Wynwood Norte neighborhood.

Renderings depict the structure composed of stacked offset blocks/volumes surrounding a central elevated plaza. The building is set back from the lot line to create a landscaped public space along the street, while broad staircases ascend through openings between the stacked blocks and connect the ground level with the plaza. Landscaping is incorporated throughout the setbacks, terraces, and rooftop spaces.

The exterior is distinguished by a series of woven textile-inspired facade patterns rendered in blue, green, orange, red, and silver. The varying treatments differentiate the individual volumes and reference Wynwood’s history in fashion and garment manufacturing as well as the colorful street art associated with the neighborhood. Large window openings are integrated throughout the patterned elevations, including double-height glazing along portions of the central plaza.

“Cities are not made of concrete and glass – they are made of relationships. Like Wynwood itself, WOMA is a mosaic: a patchwork of identities, creativity, and community. The facade expresses the neighborhood’s deep connection to art, craft, and fashion to create a building that could only exist on this block,” says Joseph Schwarzkopf, CEO of Uribe Schwarzkopf.

WOMA will contain 163 residences ranging from micro-units and studios to one-, two-, and three-bedroom layouts. Four duplex atelier residences will face the central plaza and provide live-work accommodations for artists, designers, and other creatives. The residences will incorporate studio and exhibition areas behind double-height windows, allowing work to be displayed toward the public plaza. A single penthouse with a private terrace will crown the building, and residences will be delivered with complete kitchens, bathrooms, and appliances.

The publicly accessible elevated plaza forms a central component of the development and is designed to accommodate exhibitions, fashion shows, fundraisers, and other gatherings. Broad staircases connecting the plaza with street level will feature Bisazza glass mosaics depicting MANI, a design by Italian design atelier Fornasetti. Retail spaces will frame the plaza, with office space also accessible from the elevated public area.

“WOMA is neighbourhood-oriented not just visually but also functionally”, says MVRDV Founding Partner Jacob van Rijs. “It prioritises human scale and pedestrian connectivity, while integrating abundant greenery, neighbourhood retail, amenities, and a diverse residential mix – becoming a place where people can meet, interact, and feel part of the community of Wynwood Norte.”

Residential amenities will include a semi-Olympic rooftop swimming pool surrounded by landscaped terraces and garden lounges, along with a wellness terrace, sauna, steam room, fitness studio, and pickleball court. Additional amenity spaces will include a movie theater, business center, game room, children’s playroom, and terrace pet park.

WOMA is a collaboration between Uribe Schwarzkopf and Bolivian-born fashion designer, entrepreneur, and philanthropist Rosita Hurtado, who has been based in Miami for more than 20 years and owns the property where the development is planned. Hurtado will establish her new headquarters within the building’s street-level commercial space at the intersection of NW 5th Avenue and NW 32nd Street. Her studio will feature a dedicated facade inspired by her work and will sit alongside the central plaza, providing access to a space designed to accommodate exhibitions and fashion shows.

The reveal also references a planned Brightline station for Wynwood Norte as part of the neighborhood’s future transportation connectivity.

WOMA marks Uribe Schwarzkopf’s first development in the United States. The Quito-based developer has previously collaborated with architecture and design firms including Kengo Kuma & Associates, Ateliers Jean Nouvel, Bjarke Ingels Group (BIG), MAD Architects, Safdie Architects, and MVRDV.
