Construction is complete on an approximately 18,800-square-foot warehouse and logistics center at 2430 NW 74th Street in Miami-Dade County’s Poinciana neighborhood. Developed and funded by SG Holdings for the county’s Department of Housing and Community Development (HCD), the facility is located within Poinciana Industrial Center West. Rycon served as the general contractor, with project management provided by Aligned Real Estate Holdings.
The warehouse was delivered through a public-private partnership with Miami-Dade County and replaces HCD’s former facility in Little River. The relocation makes the former property available for redevelopment as part of Little River District, a planned 63-acre mixed-use development.
Plans for Little River District call for 5,730 affordable and workforce housing units, more than 400,000 square feet of commercial and retail space, public green spaces, and a new $33 million Tri-Rail station. The redevelopment includes housing under the U.S. Department of Housing and Urban Development’s Rental Assistance Demonstration (RAD) program. The former HCD warehouse site is expected to accommodate the development’s second RAD affordable housing building.
“This milestone demonstrates how thoughtful public-private partnerships can create progress on multiple fronts,” said Michael Swerdlow, founder and principal of the Swerdlow Group and managing member of SG Holdings. “By delivering a modern logistics center for Miami-Dade County’s housing department, we are simultaneously making space for the next phase of the Little River District and moving a step closer to delivering much-needed affordable and workforce housing for the community. We are excited to build on this momentum as the first phase of Little River District moves forward with groundbreaking anticipated for early 2027.”
The completed logistics center is situated within the broader NW 79th Street corridor, where SG Holdings and Miami-Dade County are collaborating on plans for additional housing, logistics, and retail uses.
Groundbreaking for the first phase of Little River District is anticipated in early 2027. A construction schedule for the second RAD building was not provided.
