ACRE Communities has plans for an affordable/workforce housing venture in Miami-Dade County.
The current proposal calls for a high-rise tower with 391 residences, with floorplans spanning one-bedroom to three-bedroom apartments. The average unit would measure about 780 square feet.
Forty percent of the homes (156) would be designated as affordable housing for households earning up to 60 percent of the area median income (AMI); another 12 percent of the homes (47 units) would be for households earning up to 120 percent of the AMI and be designated as workforce housing.

The venture would host more than 350 residences. Image from Floridian Development
Miami Dade County’s median income was $87,200 as of 2025, according to county records.
Unlike many mixed-use ventures in the area, ACRE Communities’ project will not feature retail, but instead could host a 13,000-square-foot fire station on the ground floor. There would also be 432 parking spots for both residential and public use.
ACRE Communities’ project is still in its beginning stages. Construction could start in 2028 and conclude by summer 2030. The tower is planned for 604 NW 1st Avenue and 25 NW 6th Street, Miami, Florida, 333136, in Miami-Dade County. The venture would occupy a two-parcel site spanning 0.8 acres.

All the properties in front of the train station should be turned into a park. Once the city is built out and train ridership is at peak capacity, having a park will help disperse the crowds of people and provide residents of the area something nice to
Look at and enjoy.
