Construction has topped out on One Kane, a seven-story, 126,000-square-foot Class A office development at 9551 East Bay Harbor Drive in Bay Harbor Islands. Developed by Taubco and Landau Properties, the waterfront building is designed by Revuelta Architecture and is rising along the Indian Creek Waterway. Civic Construction is serving as the general contractor, with completion anticipated by the end of the first quarter or early in the second quarter of 2027.

The milestone follows the start of vertical construction in December 2025. With the concrete superstructure now standing at its full height, work has commenced on the facade and glass enclosure, interior build-out, and waterfront dock facilities.

One Kane is being developed to accommodate family offices, private equity firms, hedge funds, and other professional organizations seeking office space outside Miami’s traditional business districts. The property is situated near Bal Harbour, Surfside, and Indian Creek, with direct waterfront access and proximity to Bal Harbour Shops.

“The topping off of One Kane signals a new era in Miami’s office market, bringing elevated form and function to one of the region’s most exclusive neighborhoods,” said Laura Tauber, Principal and Managing Director of Taubco. “Every floor now in place brings us closer to giving the nation’s most discerning business executives a workplace unlike anything else in South Florida.”

“Seeing One Kane’s structure rise on the water reinforces our vision that this market wants more than a traditional office tower,” said Jonathan Landau, Founder & CEO of Landau Properties. “This building will deliver a workplace lifestyle that complements the scale and quality of the neighborhoods within which it is surrounded. Having topped-off the building’s superstructure, we’re moving quickly toward delivering a new high-water mark address in Miami’s office market.”

The building will feature floor-to-ceiling glazing and private outdoor terraces on each of its six office floors. Ceiling heights will measure 11 feet, while individual floor plates will range from approximately 12,600 to more than 18,300 square feet. Additional building specifications include fiber-optic broadband infrastructure, full-building standby power, impact-resistant glazing, and flood-protected parking. The development is also planned with LEED certification.

Along the waterfront, plans call for eight private yacht slips with a full-time dockmaster, allowing tenants to access the property by boat. Additional features will include private vehicular access, valet parking, 24-hour secured entry, and concierge services.

The ground floor will accommodate BondSt, a New York-based restaurant returning to the Miami market. A rooftop bar overlooking the Indian Creek Waterway is also planned.

Cushman & Wakefield is handling leasing for the development.
