Trinity Southern has secured a $19.5 million construction loan from S3 Capital for 29 Indian Creek, a boutique residential development under construction at 2901 Indian Creek Drive in Miami Beach. Designed by Urban Robot, which is also responsible for the interiors and landscape architecture, the project will comprise 16 residences, including 14 condominiums and two townhomes. JMH Development is serving as a development partner and advisor, while Trinity Southern is overseeing development and construction.

The financing was arranged by CBRE, with AJ Bruno and Drew Anderman leading the transaction. Construction activity began in 2025, followed by a formal groundbreaking in early 2026. The development is approximately 25 percent complete, with vertical construction underway and completion anticipated in 2027. Sales have surpassed 70 percent since launching in March 2025, with SERHANT. New Development serving as the exclusive sales and marketing agency.

“We set out to build a new benchmark for boutique luxury in Miami Beach, and this financing is confirmation that the market believes in that vision. Every piece is now in place. Our focus turns entirely to execution and to delivering the quality our buyers expect,” said Bill Lozito, Principal of Trinity Southern.

The development will feature a contemporary architectural design incorporating elements inspired by Miami Beach’s Art Deco heritage. The residential program consists of one-, two-, and three-bedroom condominiums and two two-story townhomes, with floor plans ranging from approximately 840 to more than 4,400 square feet. Residences are priced from $1.5 million to more than $8 million.

Interior layouts will feature ceiling heights exceeding nine feet, floor-to-ceiling glazing, and views overlooking Indian Creek and the surrounding neighborhood. Kitchens will incorporate custom bone-white lacquered millwork, glass upper cabinetry, stone islands, and integrated Miele appliances, including built-in wine coolers. Bathrooms will feature Hansgrohe fixtures and backlit mirrors.

Exterior residential features include terraces with Art Deco-inspired railings and wraparound balconies in corner units. Each of the two townhomes will incorporate a private 500-square-foot terrace equipped with a summer kitchen and wet bar.

The amenity program will include a rooftop swimming pool surrounded by landscaped lounging areas, daybeds, a summer kitchen, a fire pit, and semi-private seating areas. Additional facilities will comprise a fitness center, infrared sauna, and cold plunge, along with a 24-hour concierge desk and on-site valet parking. Select owners will also receive membership access to The Beach Club at the Miami Beach EDITION, providing access to oceanfront amenities, dining, spa facilities, and other resort services.

The property is situated along Indian Creek Drive near the intersection with 29th Street, west of Collins Avenue and within walking distance of the Atlantic Ocean. The surrounding area includes the Faena District and several residential and hospitality properties along the Mid-Beach waterfront.

Construction is expected to continue through 2027.
