Tula Residences Tops Out At 7918 West Drive In North Bay Village

Construction has topped out on Tula Residences, a 21-story, 54-unit condominium development at 7918 West Drive in North Bay Village. Designed by M77R with interiors by Shannon Farrell Design, the waterfront project is being led by Bayshore Grove Capital, which is overseeing development and construction, with Pacific & Orient Properties serving as the project developer. A&R Development is the general contractor. Completion is anticipated in the third quarter of 2027.

The milestone follows the securing of a $67 million construction loan from S3 Capital. The development team also announced that Compass Development Marketing Group has joined Brown Harris Stevens as co-listing brokerage, supporting sales, marketing, and broker outreach as construction progresses.

The building is designed with a hand-troweled stucco façade and wraparound terraces with glass surrounds. The residential collection features corner layouts ranging from two to five bedrooms, including six penthouses occupying the upper three floors. Standard residences span approximately 1,590 to 2,440 square feet, while penthouses range from approximately 3,700 to 4,140 square feet.

Approximately 18,000 square feet of amenities are planned. A sixth-floor amenity level will include a swimming pool, landscaped deck, poolside lounges, and private cabanas overlooking Biscayne Bay and the Miami skyline. Interior amenities will include a fitness center, a great room with a marble fireplace, a private dining room seating 12, and the Skyline Club Room, which will be available for private gatherings.

Additional offerings will include a surround-sound theater, 24-hour concierge service, and secure package storage. The waterfront Vista Lounge will feature floor-to-ceiling windows overlooking the bay.

According to the development team, residences are priced starting below $2 million, and Tula is expected to become the first new condominium to open in North Bay Village in more than a decade when completed in the third quarter of 2027.
