Construction has officially started on Alexan at Mills 50, a residential complex in Orange County, Florida. The five-story apartment building will offer 246 apartments, 15 “live/work” units on the ground floor (included in the 246 figure), and a host of other amenities. The venture sits on a 2.1-acre lot, and construction could end within the next 18 months.
Per the Orlando Business Journal, the “high-end” development will offer a dog park, parking garage, and swimming pool. In 2020, GrowthSpotter reported that developers applied for a rezoning permit, which was granted. Developers added the live/work units and dog park to meet density requirements. The parking garage will also feature a mural, another requirement needed for city approval.
The venture will offer more than 240 residences.
GrowthSpotter also reported that residences comprise 154 studio apartments, 29 one-bedroom units, and 48 two-bedroom units. At this time, rent information is not available. However, per Rentcafé, rent for a 962-square-foot apartment averages around $1,820 a month––nearly a $200 increase from last year’s average.
Alexan at Mills 50 will cost around $90 million to complete. It’s owned by Trammell Crow Company, a Texas-based developer. Dwell Studio Design Headquarters is the architect, presently managing 33 active projects across multiple sectors.
Construction could end in 18 months.
