Related Group recently filed plans for Gallery at Marti Park, a 12-story mixed-income development proposed for 450 Southwest 5th Street in the Little Havana neighborhood of Miami. Designed by Doral-based CMA Architects, the project aims at providing high quality housing for low income households at 30% and 80% of AMI as well as market rate households. Plans call for 167 residential units in a mix of one- and two-bedroom floor plans ranging between 622 and 850 square feet, of which 85 will set aside for low income housing, and a 5,200-square-foot community center.
The Gallery at Marti Park would be built on two parcels totaling 1.03-acres, adjacent to a 32-unit public housing site that is part of Joe Moretti Phase 2B. The two parcels are currently improved with surface parking and a one-story community building called the Myers Senior Center, which will be replaced on the ground level of the proposed 12-story building. The proposed building will also contain 3 levels of parking for 172 vehicles, and an elevated amenities deck.

The 1.03-acre site is currently owned by Miami-Dade County and is located precisely on the southern frontage of Southwest 5th Street between Southwest 4th and 5th Avenues, just a walk away from Jose Marti Park.

Developments of this size and density would not have been possible for this site prior til this year as City of Miami zoning rules were in place. Earlier this year, Miami-Dade commissioners voted to add the property to the Metromover Subzone of the Rapid Transit Zone, which allows for more dense development, bypassing City of Miami zoning rules.
Demolition permits will be required to remove the existing structure and parking lot.
Miami-Dade County planners will consider Related’s plans for Gallery at Marti Park on August 8, 2022.
