Sky 79, a residential development in Miami-Dade County, Florida, may start construction in November 2022. The multi-million-dollar development could measure six stories above grade and require more than 40,000 square feet of new construction––with some of that square footage set aside for small retail ventures.
Plans call for 40 apartments. The South Florida Business Journal reports that homes will range from one-bedroom to two-bedroom units, averaging 686 square feet each. Five homes are set aside as workforce housing developments, available for those making up to 140 percent of the area median income (AMI). As of April 2022, the AMI for Miami-Dade County was $68,300.
Sky 79 does not have many major shared amenities, although residences come with balconies. It also has only six parking spots, requiring residents to park off the premises. The build site measures 11,500 square feet. Sources report that as of July 2022, 75 percent of the construction documents were submitted to city officials.
Red Octopus, LLC is the architect. Conceptual renderings online show a mid-rise residential building in the modern architectural style. The firm, based in Weston, has seven active ventures right now, all located in South Florida.
