Sabal Palm Village at Flagler Trail is a proposed development in Miami, Florida. The $120 million complex could span 5.9 million square feet. The Real Deal reports that, of that square footage, there will be 168,011 square feet of office space, 296,297 square feet of retail, and a 43,760-square-foot community/vocational college.
Plans also call for 2,929 multifamily homes. Of those apartments, 512 are set aside as workhouse housing. Residents who reside at Design Place (the 512-unit community that Sabal Palm Village will replace) will get first priority. The workforce housing aspect was added after the project stalled for three years.
The 25.97-acre property comprises at least 20 buildings, with some measuring five stories above grade. Cash Flow in Miami Realty reports that the venture’s been in the works for years, and it’s met controversy from those in the area. Sources report that construction could start in March 2023. As of September 1, 2022, the project was seeking rezoning variances from city commissioners.
SPV Realty owns the venture. Kobi Karp Architect & Interior Design is the architect. It designed the community to increase bicyclist and pedestrian activity. The design also incorporates the nearby Caribbean community’s influence.

The project should be planned to mesh with Little River and with Buena Vista. On NE 54th Street an entrance should be designed to flow into NE 3rd Avenue. NE 3rd Avenue already exists and the speculators working on the $1 Billion Magic City Innovation District to the north plan to extend NE 3rd Avenue north from NE 59th Terrace to NE 61st Street.
Also there should be one stop light at 51st Street on NE 2nd Avenue, not two lights. The entrance/exit into the complex off NE 2nd Avenue should be cleaned up. After all, there is a school being built on 12 acres due south. Think buses and many chauffeur driven SUV’s every morning and every afternoon.
The entrance and exit off NE 54th Street should be at NE 3rd Avenue. Obvious.
