Affiliated Development is moving forward with a residential venture in Broward County. At full buildout, the Era Apartments would offer 400 homes, 3,650 square feet of retail, and 549 parking spots. Presently, the Fort Lauderdale-based developer is requesting $5.5 million from the county to include workforce housing as part of the project.
The South Florida Business Journal reports that under the proposal, 20 apartments would be reserved for households making up to 80 percent of the area median income (AMI). Forty would be for households making up to 100 percent of the AMI, while 150 would be for households making up to 120 percent.
Plans in April 2023 were much smaller in scope, with developers proposing 2,453 square feet of retail and 564 parking spots. Initial plans still called for 400 apartments, but 330 were at market rate, while the remaining 70 would be workforce housing.
Construction could break ground on the Era Apartments later this summer. Developers estimate that it will cost over $130 million to complete. Google Earth’s rendering show that the 2.65-acre build site is home to a defunct strip mall. The Era Apartments could soon unfold at 2125 S. Andrews Ave, Fort Lauderdale, Florida, 33316, in Broward County.
