Nichols Architects-Designed 36-Story ‘Modera Riverside’ Tops Out At 300 SW 2nd Avenue In Downtown Miami

Nichols Architects-designed Modera Riverside has topped off in downtown Miami. As of Friday, January 26th, the 410-foot-tall structure reached its final height of 36 stories, positioning itself at the intersection of Brickell, downtown Miami, and the burgeoning Miami River District. The residential tower, located at 300 Southwest 2nd Avenue, will boast 428 apartments, offering a diverse range of living spaces from cozy studios to expansive three-bedroom units, catering to a broad spectrum of residents. Construction is expected to be completed later this year.

Recent photos were provided to YIMBY by Nichols Architects, showcasing the latest advancements in construction. The building has reached a significant construction milestone with its topping off, and from the ground floor up, it asserts a commanding presence in the cityscape. The structure’s base is characterized by robust diagonal columns, which provide essential support while delivering a striking architectural statement.

Moving upwards, the progress in glazing is evident, with the majority of the glass facade sections installed, hinting at the building’s future contemporary aesthetic and modernity. The installation of glass handrails has not begun, but preparations for this phase are underway. The early stages of exterior work and finishes are quite noticeable, marked by the contrast between the smooth white finished sections of the parking garage and the raw, exposed concrete of the remaining podium and the upper levels.  The completed exterior is expected to feature white, light grey, and dark grey smooth stucco, complemented by fenestration of lightly blue-tinted glass. The exposed diagonal columns will likely be painted beige-like, harmonizing with the planned landscaping, and the gaps in the garage structure will feature louvered panels as screens.

Adjacent to Modera Riverside, Nexus 1B is set to rise, embodying another vision of the Nichols Architects team. This companion tower received approval from Miami’s Urban Development Review Board (UDRB) last November and has since filed for a construction permit, promising further growth and development within this dynamic area.

Modera Riverside is an integral part of the downtown Miami skyline, located just a stone’s throw from the iconic Brickell neighborhood and the under-construction River District. The tower is a neighbor to the $185 million Riverside Wharf complex, a development anticipated to further energize the district with its blend of commercial and recreational spaces.

Modera Riverside is being developed by a joint venture between Mill Creek Residential Trust and Adler Development, bringing together a team of renowned professionals. Nichols Architects leads the design, with Bliss & Nyitray providing structural engineering expertise. The development’s aesthetics and functionality are further enhanced by the contributions of JMM Consulting Engineers for MEP services, Witkin Hults + Partners for landscape design, Kimley-Horn for civil engineering, and the creative interiors crafted by DesignAgency and XS Interior x Architecture.

MCRT Florida Construction LLC, an affiliate of Mill Creek Residential, serves as the general contractor. Tekton Construction is the shell contractor, while C&C Concrete Pumping handles the concrete contracting. Cemex is supplying the concrete materials. JC & A Electrical Contractors Inc. is responsible for the electrical work, Cailis Mechanical Corp. is the mechanical contractor, and Aurora Plumbing Corporation is the plumbing contractor.
