A joint venture between South Florida-based developers Merrimac Ventures and Aria Development Group is preparing to break ground on 600 Miami Worldcenter, a 32-story condominium tower set within Downtown Miami’s Miami Worldcenter 27-acre mixed-use development, which will deliver 606 fully furnished units with no restrictions on short-term rentals. The upcoming groundbreaking will be made possible with a $95 million construction loan from Banco Inbursa to fund the sold-out tower’s development at 600 Northeast 1st Avenue. Construction is expected to be completed in 2026.

Nichols Architects-designed Modera Riverside has topped off in downtown Miami. As of Friday, January 26th, the 410-foot-tall structure reached its final height of 36 stories, positioning itself at the intersection of Brickell, Downtown Miami, and the burgeoning Miami River District. The residential tower boasts 428 apartments, offering a diverse range of living spaces from cozy studios to expansive three-bedroom units, catering to a broad spectrum of residents. The 31-story 600 Miami Worldcenter (600 MWC) has reached a significant development milestone, with the developers securing a utility agreement from Miami-Dade’s Water and Sewer Department. This agreement is essential for providing services to the building, marking notable progress in this pre-construction phase of the project. Designed by Revuelta Architecture International and featuring interiors by Designagency, the development is a joint venture between Aria Development and Merrimac Ventures under the 55 NE 6TH ACQUISITION LLC. The 327-foot-tall structure is set to rise at 600 Northeast 1st Avenue, bordered by Northeast 6th Street to the south and train tracks to the north. OneWorld Properties is exclusively managing sales and marketing for the project. Miami’s Urban Development Review Board recommended approval for 600 MWC in July.

Beauchamp Construction is the general contractor, Johnson, Avedano, Lopez, Rodriguez & Walewski Engineering Group, Inc. is the MEP Engineer, and Naturalficial is the landscape architect. With over 75% of its homes now in contract and vertical construction imminent, NoMad Residences Wynwood is expected to reach completion in 2025.

Construction is complete on Cascade, a 37-story multi-family building at 3050 Southwest 37th Avenue in Miami. Designed by Arquitectonica and developed by a joint venture partnership between Miami-based real estate developers 13th Floor Investments and Adler Development, in partnership with global investment manager Barings, the building contains 421 modern apartment homes from studios to three-bedroom floor plans, encompassing 510 to 1,323 square feet of space. The project is the second residential tower to be delivered within the 7-acre Link at Douglas master plan, bound by Peacock Avenue to the north, Southwest 37th Avenue (Douglas Road) to the east, Shipping Avenue and South Dixie Highway to the south, and Southwest 37th Court to the west. Civic Construction served as the general contractor for the building, which received its Temporary Certificate of Occupancy (TCO) from Miami-Dade County on Jan. 5.

Developers Acquire Last Miami Worldcenter Development Site For 600+ Unit Condo Project

A joint venture between Miami-based Aria Development Group and Fort Lauderdale-based Merrimac Ventures has acquired the last remaining parcels of land at the 27-acre Miami Worldcenter mixed-use district in Downtown Miami. The 34,800-square-foot assemblage includes a 24,000-square-foot site at 33, 45, and 55 Northwest 6th Street known as The Miami Link, acquired from I L A Employers Welfare Fund SE FL Ports Inc. (International Longshoremen’s Association) for $11 million, and a 10,800-square-foot-site at 600 Northeast 1st Avenue, acquired from Miami SPE LLC for $6.5 million, bringing the total acquisition cost to $17.5 million. The developers are planning a residential condominium tower with over 600 units across as many as 32 floors. Revuelta Architecture International is the design architect, and The Design Agency is handing interior design.
