Developers Complete Utilities Deal With Miami-Dade County For 31-Story Tower At 600 Miami Worldcenter

The 31-story 600 Miami Worldcenter (600 MWC) has reached a significant development milestone, with the developers securing a utility agreement from Miami-Dade’s Water and Sewer Department. This agreement is essential for providing services to the building, marking notable progress in this pre-construction phase of the project. Designed by Revuelta Architecture International and featuring interiors by Designagency, the development is a joint venture between Aria Development Group and Merrimac Ventures under the 55 NE 6TH ACQUISITION LLC. The 327-foot-tall structure is set to rise at 600 Northeast 1st Avenue within the 27-acre Miami Worldcenter complex, bordered by Northeast 6th Street to the south and train tracks to the north. OneWorld Properties is exclusively managing sales and marketing for the project. Miami’s Urban Development Review Board recommended approval for 600 MWC in July.

Under the newly signed utility agreement, 600 MWC will feature 615 residential units, an increase from the initially proposed 579, significantly adding to Miami’s housing market. In addition to residential space, the development plans to include 4,500 square feet dedicated to a full-service restaurant and a 6,000-square-foot fitness center. David Arditi, representing the developing entity, signed the utility agreement officially recorded on December 19.

According to Miami’s Building Department, the development is moving through the permitting phase with multiple permits pending. These include permits for site work, excavation, tree removal, and vertical construction. The initial vertical construction application for a 520,000-square-foot structure at 55 Northeast 6th Street, estimated at $91,000,000, was filed on June 28. The site work permit submitted on September 14 involves earthworks of approximately $150,000. A tree permit filed on September 22 aims to remove one tree and relocate 12 others. Beauchamp Construction is the general contractor, with Judi Witkin as the permit runner. A pending demolition permit for 33 Northeast 6th Street has BG Group as the contractor, while the demolition permit for 600 Northeast 1st Avenue is marked inactive.

Condos at 600 MWC range from 600-square-foot studios to two-bedroom units at 830 square feet, priced from around $520,000. This short-term rental building offers significant flexibility, allowing owners to live in the condos, rent them out annually, or list them on platforms like Airbnb. There’s no obligation to work with a specific rental management platform; building management will facilitate guest services. The amenities include a covered porte-cochere, 24-hour lobby, secure mailroom, bike storage, a Luxer One Automated parcel room, dry cleaning services, climate-controlled storage, a bistro and bar, an artistic lounge, fitness center, co-working spaces, a rooftop pool, and more.
