Developer Files Pre-Application for 81-Story Tower at 1421 S. Miami Ave., Miami, FL

A developer has proposed a supertall skyscraper in Miami-Dade County. Walter Defortuna, the brother of Fortune International Group’s CEO, wants to move forward with an 81-story building.

The South Florida Business Journal reports that the 1,010-foot-tall tower would host 560 residences, with the homes spanning 533 to 1,907 square feet each. The studio to three-bedroom homes would average 1,1137 square feet and begin on the tower’s 25th floor. Residents would have access to a top-floor swimming pool among other communal amenities.

Aside from the residential aspect, plans call for an 84-room hotel comprising 43,700 square feet, occupying the tower’s 20th through 23rd floors. The tower would also feature 6,038 square feet of retail and 117,310 square feet of office space from the 13th to 17th floors. The Real Deal notes that there would also be a 1,200-spot parking podium measuring 10 stories.

In total, the venture would comprise 1.83 million square feet of new construction, and it would replace two restaurant and retail buildings on a 1.21-acre site. Defortuna purchased the property for $5.6 million in 2002. Arquitectonica is the architect.

Defortuna isn’t the only developer with plans for a supertall tower in Miami-Dade County. Florida YIMBY recently provided an update regarding the Waldorf Hotel & Residences, a venture measuring 100 stories and currently under construction.

Defortuna has filed a pre-application regarding 1414 Brickell Ave. and 1421 S. Miami Ave., Miami, FL, 33131, in Miami-Dade County.
