ASPR Filed for 50-Story Mixed-Use Tower at 1315 NE Miami Court in Miami’s Omni/Arts and Entertainment District

An Administrative Site Plan Review (ASPR) has been filed with Miami-Dade County for a 50-story mixed-use tower proposed at 1315 Northeast Miami Court in the Omni/Arts and Entertainment District. Submitted by 1315 Partners LLC, an affiliate of Optimum Property Management led by Joseph Ehrman, the project is designed by Behar Font & Partners and aims to leverage its location in the Metromover Subzone of the Rapid Transit Zone (RTZ) to create a transit-oriented development in the city’s urban core.

The proposed 526-foot-tall tower would span 558,940 square feet and include 378 multifamily residential units, with 48 designated as workforce housing targeted at households earning between 60% and 140% of the county’s median family income. Residential units, located from the 11th floor upward, range from 595 to 1,125 square feet and consist of 38 studios, 184 one-bedroom units, and 156 two-bedroom units. There would also be 1,150 square feet of ground-floor commercial space, 321 parking spaces within an internalized garage, and 14,667 square feet of open space.

Amenities are planned on both the 11th floor and the rooftop, including pools, indoor recreational spaces, and areas for relaxation. The development also proposes wide sidewalks and colonnades to enhance the pedestrian experience and activate the streetscape. Located approximately 600 feet from the School Board Metromover Station and near multiple bus stops, the project aligns with Miami-Dade County’s objectives to encourage public transit use and reduce automobile reliance.

The site, encompassing 26,368 square feet (0.61 acres), is bounded by NE 13 Terrace to the north, NE Miami Court to the west, and a 10-foot alley to the east. The design complements nearby public spaces and the pedestrian trail planned under the I-395 Signature Bridge, integrating seamlessly into the neighborhood’s evolving urban fabric.
