Whitfield Hotel Redesign Adds Condos and Increases Height at 1007 E. Las Olas Blvd. in Fort Lauderdale

The Whitfield Hotel, located at 1007 East Las Olas Boulevard in Fort Lauderdale, is undergoing a significant redesign to add luxury condominiums and increase its height. Initially approved as a 10-story development with 140 hotel rooms, the updated plans call for a 12-story building that will reduce the number of hotel rooms to 81 and incorporate 17 upscale condos. The city’s Planning & Zoning Board reviewed the revised proposal on November 20.

The South Florida Business Journal reported that the project, developed by 800 Las Olas LLC and Mustang Properties, led by Steve Hudson and Charlie Ladd, broke ground in 2022. The developers completed the basement parking garage and poured the ground-floor foundation before halting further construction to accommodate the redesign. The revised project retains 5,698 square feet of retail space and 74 parking spaces while introducing residential units ranging from 1,500 to 2,400 square feet, with two penthouses measuring 5,500 and 6,000 square feet. Pricing is expected to start at $2,500 per square foot.

“What we have seen with other luxury boutique hotels like the Four Seasons Surf Club is condos are part of the program,” said Charlie Ladd. “The condos are a great fit for the building. We wish we would have thought of this when we started.”

“It is the amenities you are creating for the hotel that make it such a desirable condo destination,” Ladd added. “Nobody has done an upscale ultra-luxury condo close to Las Olas Isles and downtown. Not everybody wants to live on the beach.”

The luxury condos will share amenities with the hotel, including a rooftop pool, a large spa, and a rooftop café, while maintaining a separate condo lobby. Short-term rentals will not be permitted.

The Whitfield Hotel will operate under the Leading Hotels of the World brand. Stonehill Taylor Architects designed the building, and Stiles Construction handled construction. Local attorney Andrew J. Schein represents the developer, while tenant spaces for two restaurants remain available. The redesign reflects the trend of combining boutique hotels with luxury residences, offering high-end buyers a unique mix of private living and shared hospitality amenities.
