In September 2022, Florida YIMBY reported on Sentosa, a proposed 285-unit apartment complex in Pompano Beach. Now, we have an update: two developers hope to expand the number of units under the Live Local Act.
In June, AMAC and ROVR purchased Sentosa’s undeveloped 6.2-acre site from Falcone Group for $13.5 million. The South Florida Business Journal notes that the pair hope to bypass established density and height limits. If approved, the redesign would yield 302 units, 40 percent (about 120) would be designated as workforce housing.
Data USA reported that in 2022, Pompano Beach’s median household income was $61,155 a year. The 302 residences would span 540 to 1,480 square feet, offering studio to three-bedroom housing options. Residents would have access to a swimming pool and fitness center. Anillo Toledo Lopez is the architect.
Falcone Group previously planned to have 285 apartments and 3,700 square feet of retail in a seven-story building. AMAC and ROVR hope to feature the apartments in two eight-story buildings, along with an additional two buildings that would have 2,700 square feet of commercial space. It’s unclear whether the pair will keep the name “Sentosa” or rename the project something else.
Pompano Beach’s Development Review Committee will consider the developers’ proposal tomorrow. The application concerns the site spanning 3151 to 3251 N. Federal Highway, Pompano Beach, FL, 33064, in Broward County.
