North Miami Developer Files Application for 50-Story Tower at 1315 NE Miami CT., Miami, FL

Optimum Property Management hopes to get approval for a high-rise tower in Miami-Dade County. Plans call for the demolition of a low-rise apartment complex built in 1960. In its place would rise a 50-story building comprising close to 560,000 square feet of new construction. There would be 378 studio to two-bedroom residences, with square footage ranging from 595 to 1,125 square feet.

Connect CRE shares that 48 units would be designated as workforce housing, meaning residency would be available to those earning 60 to 140 percent of the area median income. That would be $42,600 to $99,400 for a family of four, according to Miami-Dade County. Communal amenities at the 50-story high-rise include multiple swimming pools and 11th-floor and rooftop indoor amenity space.

The South Florida Business Journal reports that the project would include 1,150 square feet of commercial space and 321 parking spots, averaging to about 0.85 spaces per unit. Right now, this project is currently in its pre-construction phase; the developer recently filed a pre-application, hoping to get feedback from the community and city officials before proceeding with formal motions.

Behar Font & Partners is the architect. The Coral Gables-based firm also designed “The Gardens Residences” in North Miami. Florida YIMBY’s September 2024 report shared that the mixed-use multi-family endeavor would offer 358 residences and retail.
