Two Multifamily Projects Add (or Will Add) Homes to Miami-Dade County, FL

Florida YIMBY has learned of two Miami-based projects: one that has finished construction and another that could break ground next year. Here’s what we know.

Atlanta-based ACRE (formerly Asia Capital Real Estate) is moving forward with the second phase of Adela at MiMo Bay. The multi-family housing development, which currently comprises 236 apartments, opened in 2020. The additional phase will yield 337 units in a six-story building. The developer told the South Florida Business Journal that it has the funding to break ground either in Q2 or Q3 of 2025.

In September, ACRE sought a rezoning change that would designate the vacant property land use from “medium density multifamily residential” to “restricted commercial”. It would also rezone the site from “T5-R” to “T6-8-L”. Miami’s Planning, Zoning, and Appeals Board considered the change, and the city staff recommended approval. Adela at MiMo Bay’s second phase will be located in Miami’s Upper Eastside.

In other news, Highley House has finished construction. Led by Related Group and Rockpoint, the venture offers 304 studio to three-bedroom homes, along with 72,000 square feet of office space and 18,000 square feet of retail. Multi-Housing News shares that amenities include (but aren’t limited to) a swimming pool, movie theater, and spa.
