Miami-based BEA Architects, through affiliate OZ-MIA 11575 NW 7 Avenue LLC, hopes to move forward with a mixed-use venture. The 305 Athletic Club would measure eight stories above grade, requiring 200,000 square feet of new construction.
It would offer 40 two-bedroom apartments. Per the South Florida Business Journal, the 305 Athletic Club would host a ground-floor lobby and a display space for eight high-end cars. True to the project’s name, it would also offer a host of on-site sporting amenities, including six indoor padel courts and three covered tennis courts atop the community’s parking garage.
The venture would offer 40 homes and various athletic amenities.
Plans also call for 4,263 square feet of physical therapy space, along with 197 parking spots—about three per unit. BEA Architects presently owns the 1.2-acre build site, which presently hosts its 19,005-square-foot headquarters. The firm secured the parcel for $3.1 million in 2021.
Right now, it’s unclear when the 305 Athletic Club will start construction. Presently, the project is in its pre-application phase, where developers hope to get feedback from the community before submitting their official proposal. If all goes according to plan, the venture could promote healthy lifestyles and create 100 direct jobs.
The venture will lie next to BEA Architects’ headquarters.
