Miami-based developer Vera Fund 6 LLC has proposed a new housing development for Miami’s Ojus neighborhood. It hopes to get approval for an eight-story development that would offer 38 apartments, with units measuring 413 to 779 square feet each.
Floorplans range from studios to two-bedroom homes, with the unnamed development hosting just over 21,000 square feet of rentable space. This project is unique in that it’s a “co-living project.” Sources indicate that this means the developer would rent by the bed, not by the unit.
Tenants would share common quarters, such as the living room and kitchen. In the end, this would make rent affordable. Communal amenities include a rooftop swimming pool, 21 parking spots, a second-floor amenity room, and a third-floor work-from-home space.
Aside from the on-site amenities, tenants would have easy access to the nearby Brightline passenger rail station, along with the Aventura Mall that would just four blocks away. The .35-acre build site is currently home to a single-family residence.
Vera Fund 6 LLC purchased the site for $1 million in July 2023. The pre-application lists Modis Architects is the architect. Research indicates that the organization presently has more than 30 active projects.
