A Miami developer has revised plans for a mixed-use venture east of Miami International Airport (MIA). Florida YIMBY first reported on this project in October 2023.
Previously, the multi-building “Eden” was to host 720 apartments, along with 7,851 square feet of retail and 821 parking spots. However, after receiving feedback from city officials, the project has been scaled back.
Now, Eden will comprise 494,230 square feet of new construction, including 454 apartments (a 36.94 percent decrease from the original proposal) measuring 392 to 650 square feet each. The South Florida Business Journal reports that 12.5 percent of the units (about 56) will be reserved as workforce housing.
Communal amenities for residents at the Eden include a long, eight-story building that will feature a clubhouse, in addition to a swimming pool and children’s playground facing Palmer Lake. Aside from the residential aspect, updated plans for the Eden include 260 parking spots and 12,000 square feet of commercial space.
Yaniv Nakash of Coastline-Nakash Capital Group is the developer. He currently has the six-acre build site under contract from Miami Auto & Truck Parts, which has a building and truck lot on the parcel. Sklarchitecture is the architect.
Our sources did not indicate when construction would start on the Eden. However, it’s slated for 3550 N.W. S. River Drive, Miami, Florida, 33142, in Miami-Dade County.
