Construction Starts on ‘the Spruce’ Apartments at 2501 Spruce Avenue, West Palm Beach, FL

Fort Lauderdale-based Affiliated Development has broken ground on the Spruce apartments, an affordable/workforce housing venture. The South Florida Business Journal reports that the Spruce will measure eight stories above grade, offering 270 apartments.

Eighteen homes will be reserved for those earning 70 to 80 percent of the area median income (AMI), while another 99 will be for residents earning 90 to 140 percent of the AMI. Another 75 homes will be for those earning up to 100 percent of the AMI. At the time of publication, sources noted that Palm Beach County’s median household income was $90,300.

Communal amenities at the Spruce apartments include a fitness center, pickleball court, and rooftop pool deck. Plans also call for a pub room, game lawn, and coworking center. Aside from the residential aspect, the Spruce will comprise 2,330 square feet of retail. A $50 million construction loan has made the project possible.

As noted, Affiliated Development is the developer. Locally based Verdex Construction is the general contractor, and A+R, an affiliate of Rinka+, is the architect. The venture’s expected to open in 2026.

It will occupy the 1.41-acre site located at 2501 Spruce Avenue, West Palm Beach, FL, 33407, in Palm Beach County.
