Plans Submitted To Miami-Dade County for 81-Story Dolce&Gabbana Tower at 888 Brickell Avenue

Plans have been submitted to Miami-Dade County planners for the Dolce&Gabbana Tower, an 81-story mixed-use skyscraper designed by Studio Sofield with ODP as the architect of record. Located at 888 Brickell Avenue in Miami’s Brickell district, the tower is set to rise 1,049 feet and will house 259 residential units along with 102,805 square feet of commercial space, including retail, restaurants, a spa, and a gym. The development, led by JDS Development Group, will also include 273 parking spaces, reaching the maximum height permitted by the FAA in the area.

The property, located on the north side of SE 10th Street, just west of Brickell Avenue/US-1, spans approximately 22,568 square feet (0.51 acres) and is currently improved with an office building constructed in 1972. It is conveniently located half a block from the Tenth Street Metromover Station, providing easy access to public transportation. The developer closed on the property purchase for $61 million earlier this year.

The developer has committed to a public benefit contribution in exchange for project approval. The Board of County Commissioners approved a Special Exception for a General Development Plan on June 20, 2024. The developer has agreed to a one-time payment of $1.5 million as part of this approval. These funds will be used for a new traffic signal at South Miami Avenue and SW 10th Street and for repairs and upgrades to the Tenth Street Metromover Station and its surrounding areas. The improvements will include enhancements to mechanical systems, restrooms, painting, signage, accessibility features, streetscape improvements, and wayfinding support.

The project also includes contributions from key players such as DeSimone for structural engineering, MG Engineering for MEP engineering, and Dolce & Gabbana for interior design. SLS is managing code/ADA compliance, Kimley Horn is handling landscape, civil, and traffic engineering, and Lerch Bates is overseeing vertical transportation. Walker Parking is the parking consultant, Socotec Consulting is managing enclosure and waterproofing, Longman Lindsey is the acoustical engineer, and Aquadynamics Design Group is the pool consultant. Trifecta Construction Solutions is in charge of sustainability efforts, with MG Engineering also responsible for AV/LV security systems.

    Who wants to live in an imitation of 5th Avenue? The once charming area of Brickell is rapidly becoming too expensive for companies to do business, environmentally destructive, and no infrastructure. The net net is that the land will continue to sink and flood.
