A retail plaza with buildings constructed in the 1960s and 1970s could be replaced with a project dubbed “2157 Flagler Residences”. WR Flagler LLC has proposed an eight-story venture comprising 197 apartments ranging from 524 to 1,056 square feet.
The South Florida Business Journal reports that floorplans span studios to two-bedroom layouts. Communal amenities would feature a swimming pool, ground-floor courtyard, and 4,525 square feet of seventh-floor indoor offerings. Plans also call for 330 parking spots, 63 of which would host electric vehicle charging outlets.
Floridian Development notes that WR Flagler LLC is seeking three waivers. Together, these waivers seek a 10 percent reduction for the amount of commercial parking, available spots for guests, and spots for residents. The developer justifies the reduction by noting that the development is near a public transit station, plus the community will have 26 bicycle racks.
Aside from the residential aspect, 2157 Flagler Residences would have 14,412 square feet of retail. Corwil Architects designed the community. Sources note that the building will measure 85 to 95 feet tall, with building materials including aluminum picket railings, a perforated metal screen to conceal the parking garage, and aluminum frames for doors and windows.
Miami’s Urban Development Review Board will hear plans for 2157 Flagler Residences tomorrow. If approved, it could occupy the 1.32-acre site at 2157 and 2199 West Flagler Street, Miami, FL, 33135, in Miami-Dade County.
