Multiple Permits Filed for 38-Story Mixed-Use Tower at 401 Northeast 29th Street

Construction permits for 2900 Terrace, a 38-story mixed-use tower planned at 401 Northeast 29th Street in Miami’s Edgewater neighborhood, are advancing through the approval process. Three permits are under review: a phased vertical permit and a tree removal permit, filed on October 4, and a site work permit for foundation work submitted on October 7. Coastal Construction is listed as the general contractor for the vertical and site work permits, marking key steps toward the project’s commencement.

The development will feature 324 upscale apartments designed with spacious layouts to meet the growing demand for luxury rentals. The residences will offer large primary bedrooms, walk-in closets, and great rooms, with many units including a study or den. The building will also include 8,000 square feet of retail space and a full-service restaurant of equal size. Over 500 parking spaces will be provided to accommodate residents and visitors.

Amenities planned for 2900 Terrace include two floors of facilities, a fitness center, pet spa, coworking spaces, a golf simulator, and outdoor areas featuring a pool and cabanas. The development’s prime location is close to shopping and dining destinations in Midtown Miami and the Miami Design District, enhancing its appeal to prospective tenants.

Arquitectonica, the project’s architect, has designed a sophisticated façade incorporating bronze and grey perforated metal mesh, reflective glazing, and charcoal-colored window frames, all of which combine to create a modern aesthetic. The structure’s design reflects its upscale residential focus while integrating seamlessly into the urban fabric of Edgewater.

The Federal Aviation Administration (FAA) approved the building’s height of 390 feet earlier this year, ensuring it complies with air safety standards. The project is expected to be completed by 2026.
