In 2022, the Related Group and Dezer Development secured approval for Rosewood Residences, a 10-story oceanfront condo. However, a lawsuit filed by four residents regarding the building’s height sidetracked the project. Now, the developers have filed a second rezoning request that would make the high-rise possible. The Hillsboro Beach Town Commission will consider the proposal early next week.
The South Florida Business Journal reports that the request involves redesignating the 11.8-acre property to “coastal dune conservation district”, which would allow the community’s construction to proceed. Rosewood Residences’ newest specs call for more than 956,000 square feet of new construction, offering 70 condos, 22 villas, and a total of 213 parking spots. Sales launched for the tower in spring 2023, where at the time, prices started at $5 million for condos and $4 million for villas. Our sources note that more than 50 percent of the units are already pre-sold, indicating high demand for luxury residences in the region.
Rosewood Residences would be under the larger Rosewood Hotels & Resorts banner. There are other Rosewood-branded communities in Miami, Beverly Hills, and Naples. Aerial renderings from Google Earth show that the parcel is vacant. Rosewood Residences is slated for 1180 Hillsboro Mile, Hillsboro Beach, FL, 33062, in Broward County.
