Two developers have secured a multi-million-dollar construction loan for the Residences at Shell Bay, a luxury venture in Hallandale Beach. The South Florida Business Journal reports that the project will have both a residential and commercial aspect, with plans calling for a 20-story, 108-unit condominium, along with a 60-key Auberge resort hotel.
At the time of publication, sources reported that 55 percent of the condos were already presold, with the cost of ownership starting at $2 million. According to the community’s website, homes will span studio to three-bedroom layout plans, with in-unit features including floor-to-ceiling windows, balconies with sliding glass doors, and high-end finishings.
Miami Condo Investments notes that communal amenities include a dockside cocktail bar, fitness center, and boxing ring—among other offerings. Condo owners will also have access to the Shell Bay Club, which will be the most expensive country club in the United States. A $273 million loan from J.P. Morgan will make the project possible. Construction hasn’t started, but delivery is planned for 2027.
Witkoff Group and PPG Development are leading the project. Miami-based Kobi Karp is the architect, and AvroKO is the interior designer. Sources list the Residences at Shell Bay’s address as 501 Diplomat Pkwy, Hallandale Beach, FL, 33009, in Broward County.
