The Allen Morris Company has announced plans for a mixed-use development at 3101 Grand Avenue, located at the intersection of Grand Avenue, Matilda Street, and Florida Avenue in Coconut Grove. The project will cover approximately 1.7 acres and include office, residential, and retail spaces designed to blend seamlessly with the neighborhood’s natural and cultural fabric. The development is a collaboration between Allen Morris Co. and the Espinosa family, long-time property owners who have operated a business on the site since 1961.
The development will feature a five-story office building with 100,000 square feet of world-class office space, a three-story condominium building with 20 ultra-luxury residences, and 40,000 square feet of retail space on the ground floors of the two structures. Residences will be priced between $2.5 million and $8 million. A rooftop restaurant will offer panoramic views of Biscayne Bay, while pedestrian paseos will lead to a central courtyard filled with lush plantings and a mix of shops, restaurants, and wellness-oriented spaces.
Oppenheim Architecture is leading the development design, with Andres Arcila of Naturalficial overseeing the landscape elements. The architecture features a stepped, terraced façade reminiscent of a modern ziggurat, composed of natural oolite stone cladding with a rhythmic grid-like arrangement of large rectangular volumes. Deep-set balconies and overhangs create dynamic shadows and layering, while lush vegetation cascades from the edges of each level, seamlessly blending greenery with the structure. Warm wooden accents frame the ground-level entrances and retail spaces, which will open into a landscaped central courtyard. The design emphasizes Coconut Grove’s distinctive style by integrating natural materials and textures to complement the neighborhood’s character.

We feel strongly compelled to create a project on the site that captures the essence of The Grove: blending the natural and built environments and harmonizing through its design the residential and commercial elements of this neighborhood,” said Spencer Morris, President of Allen Morris Co. “Moving our corporate offices to Coconut Grove is also a defining moment in our 66-year history.”
Allen Morris Co. will relocate its corporate headquarters to the office building, occupying 15,000 square feet of the proposed space, while maintaining its family office presence at Alhambra Towers in Coral Gables. The company has enlisted Ryan Holtzman, Andrew Trench, and Brian Gale of Cushman & Wakefield, alongside Thad Adams from Allen Morris Co., to manage office leasing. Residential sales will be led by The Saddy Delgado Team at ONE Sotheby’s International Realty, and retail leasing will be handled by Daniel Cardenas and Michael Sullivan of Vertical Real Estate.

In addition to the private development, the Allen Morris Company and the Espinosa family are proposing a partnership with the City of Miami to fund and manage improvements to Kirk Munroe Park and Fuller Street. These enhancements are intended to realign Coconut Grove’s civic heart and reinforce its pedestrian-friendly character.
