A Fort Lauderdale-based developer has filed civil plans for a unique mixed-use project in Jacksonville. The venture involves redeveloping the vacant National Guard Armory near downtown into an artist hub. It’ll feature a food court with space for more than 25 stalls, along with a community kitchen, art studios, performance venue, and more.
There will also be residential units, with this portion dubbed “the Armory Flats”. The Jacksonville Business Journal reports that this aspect would yield 100 housing units, available to those earning 50 to 140 percent of the area median income (AMI). Some of those homes will be reserved for artists, and there will be 4,000 square feet of retail space for non-profit organizations and artists.
The City of Jacksonville notes that the area’s average household income is $91,636 annually. REVA Development Corp. has been working on this project for five years. It’s intending to spend $30 million to make the project possible. Place Architecture created the original designs of the project; Jacksonville-based BDG Architects is now the architect on record.
The National Guard Armory near downtown Jacksonville has been unoccupied for a decade and comprises over 80,000 square feet of currently unused space. It also occupies a 2.02-acre parcel. It’s located at 851 N. Market Street, Jacksonville, FL, 32202, in Duval County.
