A Miami-based developer has plans for a mixed-use high-rise tower that would occupy a 1.02-acre site. Black Salmon Edgewater would require 552,326 square feet of new construction, rising 36 stories and offering 229 multi-family units.
Our sources note that the one-bedroom to three-bedroom homes would span 706 to 2,298 square feet. The South Florida Business Journal notes that the homes would start on the 11th floor, and there would be 412 parking spots, about 1.8 spaces per unit. Communal amenities would occupy the building’s top two floors, offering a fitness center, movie theater, swimming pool, and other ventures.
There’s more to Black Salmon Edgewater than the residential aspect; plans also call for more than 4,400 square feet of retail, along with a five-story building offering 14,404 square feet of church expansion space, including offices and meeting rooms. Arquitectonica is the architect. The Next Miami describes the tower as having a “Diagrid Envelope design” that runs from the second floor to the roof.
It also shares that Miami’s Urban Development Review Board will review Black Salmon’s proposal tomorrow, December 18th. The venture will rise 396 feet above grade. The developer’s proposal concerns the site at 422 NE 29th Street, Miami, FL, 33137, in Miami-Dade County.
