Chetrit Group Applies For Construction Permits To Build A 54-Story Mixed-Use Tower At Their Miami River Development

GC Miami River, LLC, a subsidiary of New York City-based developer the Chetrit Group, has applied for new construction permits to build the first of four proposed towers for their 4.2 million square-foot 6-acre Miami Riverwalk Towers development. According to the filing documents, the structure will rise to the height of 643-feet across 54-stories, yielding an astounding 1,177,448 square feet of space including 632 residences and 12,305 square feet of commercial space. Kobi Karp is the design architect with GT McDonald Enterprises managing construction.

The tower is addressed as 275 Southwest 6th Street, and will eventually be located at the northeastern corner of the intersection between SW 6th St. and SW 3rd Ave., flanked by the Interstate 95 northbound highway and the SW 2nd Ave. bridge. The application for the 54-story tower was first created back in May 19, 2021, and was officially accepted on June 24, 2021. MTCI Private Provider Services, LLC is privately reviewing the submissions, which is a more expensive alternative but likely with faster approvals. The lot itself, however, will not require any demolition permits as it is already vacant.

The proposal for the greater 4.2 million-square-foot Miami River project will include up to 1,678 residences, 330 hotels rooms, 196,882 square feet of commercial space, 98,040 square feet of office space and a 30-slip marina; all across four glass skyscrapers. Assuming the available renderings are the most current, this specific tower could be one of the curved structures that is depicted beside an outdoor pool and deck above the podium, which takes the shape of an oval-like cylinder clad in glass and wrapped with private terraces. Of course, the final design and product is still subject to change, but Kobi Karp’s vision for the project does happen to blend in well with nearby structures in the Brickell neighborhood. Fortunately for the developer, pre-construction financing of $15 million was secured from Michael Dell’s MSD Partners, bringing the total funds committed to the project to $70 million. The overall cost of construction for the first tower of Miami River totals $205,878,500, estimating a total cost for the entire project around $1 billion. The development will occur in five phases, and with the construction permits being privately reviewed, ground breaking just might occur sooner than expected.

An estimate completion date has not been announced.
