Boca Raton-based Mill Creek Residential has broken ground on the second phase of its Modera Aventura project. Modera Aventura South will measure nine stories above grade and feature 251 apartments, ranging from one-bedroom to three-bedroom floorplans. Homes will span about 730 to 1,370 square feet.
Future residents will have access to a suite of on-site amenities. Indoor offerings include lounges, a fitness center, and spa; outdoor offerings include a resort-style swimming pool and deck, grilling space, and sky terrace. There will also be 430 parking spots available to both tenants and visitors of the retail aspect: 2,510 square feet of ground-floor leasable space.

Per our September 2024 report, Mill Creek Residential originally wanted Modera Aventura South to feature 420 homes (the same as the first phase), 6,400 square feet of retail, and 632 parking spots in 15 stories. Yet, it’s speculated that the developer downsized to reduce costs. As noted, Mill Creek is the developer; it’s also the general contractor. It plans to finish construction in 2027, with move-ins planned for that year’s fourth quarter.
