Construction has topped out on T3 FAT Village, a six story mass timber office building rising within the broader redevelopment of Fort Lauderdale’s Flagler Village. The project is led by Hines and Urban Street Development and marks a major milestone within the ongoing transformation of the former FAT Village arts district into a mixed use neighborhood on 5.6 acres in downtown Fort Lauderdale. The building is part of Hines’ T3 portfolio, which stands for Timber, Transit and Technology.

“Topping out T3 FAT Village is more than just a construction milestone,” said Alan Kennedy, managing director at Hines. “It brings us closer to realizing our vision of Flagler Village as a dynamic hub where innovative businesses, creatives, and communities come together. This project honors the neighborhood’s artistic roots while setting new standards for sustainable, human centric workplaces.”

The structure will yield 180,000 square feet of Class AA office space and is the first mass timber office building in Fort Lauderdale. Designed with an emphasis on sustainability and the wellness driven qualities associated with mass timber construction, the building features open floor plates intended to support collaborative layouts for tenants in technology, creative services and professional industries.

T3 FAT Village serves as the commercial anchor for the larger redevelopment, which will introduce residential buildings, retail, dining and cultural spaces while retaining the district’s previous artistic character. The first multifamily building topped out in March 2025 and a second followed in May.

Vertical Real Estate is handling retail leasing across the master plan and Blanca Commercial Real Estate is overseeing office leasing for the T3 building. According to the development team, pre leasing activity is generating strong interest from tenants seeking modern space in a walkable location.

Construction of T3 FAT Village is expected to wrap in 2026, followed by the full delivery of the FAT Village master plan in 2027.
