Five-Story Mixed-Use Project Proposed for 7777 N.W. 17th Ave, Miami, Florida

A South Florida-based developer wants to proceed with a low-rise mixed-use project in Gladeview, a suburb of the Miami metropolitan area.

Work Force 17 LLC’s project would measure five stories above grade, comprising just over 156,000 square feet of new construction – the bulk of which would be 135,243 square feet of self-storage space.

The remaining square footage would be 6,323 square feet of ground-floor retail, 8,023 square feet of office space on levels two and three, and 36 parking spots. The office, storage, and retail venture would occupy a vacant 1.3-acre lot that the developer purchased for $250,000 in 2022.

Urbn Design is the project’s designer. The North Miami-based firm is involved in a larger-scale venture set to “redefine the Overtown skyline.” The multi-million-dollar project is set to measure 55 stories above grade and feature a host of residences, from micro-units to duplex penthouses.

Miami-Dade County city officials reviewed plans for Work Force 17 LLC’s five-story project on November 20. In response, officials requested multiple corrections regarding the building’s open space, transparent storefronts, and access street.

If given the necessary approvals, the mixed-use project could occupy 7777 N.W. 17th Ave, Miami, Florida, 33147, in Miami-Dade County. It would be located behind the Total Food Supermarket, the build site’s previous owner.
