The Estate Cos. Proposes Six-Story Development for 6914 SW 62nd Ave, South Miami, FL

The Estate Cos. wants to proceed with a multi-family housing development in South Miami.

The unnamed project would measure six stories above grade and comprise 75 apartments. There would be three floorplans: one-bedroom/one bathroom, one-bedroom/one-bathrooms with dens, and two-bedroom layouts. They would measure 500 to 850 square feet.

In addition to the resort-style swimming pool, the community would feature various resident-friendly amenities, including an outdoor lounging area. It would also have 890 square feet of indoor amenities on the third floor.

The Estate Cos. is developing the project through its affiliate, 6201 SREI 99 LLC. The mid-rise community concerns the 34,957-square-foot site next to the developer’s headquarters.

Of the site’s four parcels, the Estate Cos. owns three and has the last one currently under contract. Google Earth’s renderings show the proposed site to be mostly vacant. Miami-based Caymares Martin Architecture designed the project. The South Florida Business Journal reports that the building would be constructed three feet above grade to ensure “flood resilience.”

The Estate Cos. has many projects evolving across Florida, including Soleste on the Trail, a four-story, 255-unit development in Riviera Beach. The firm secured a multi-million-dollar construction loan in September to fund the project.

If approved, the 75-unit community would be located at 6914 SW 62nd Ave, South Miami, FL, 33143, in Miami-Dade County.
