Formwork has surpassed the podium levels at Pendry Tampa and Pendry Residences Tampa, a 38-story mixed-use tower rising along the Tampa Riverwalk at the corner of Ashley Drive South and East Whiting Street. The project is being developed by Two Roads Development in partnership with Montage International and designed by Arquitectonica, with Coastal Construction serving as the general contractor and Ceco Concrete Construction handling shell work. Additional members of the project team include Adache Group Architects as architect of record, with interiors designed by Studio Munge.
Recent aerial photos show the reinforced concrete superstructure standing approximately 16 to 17 stories tall, indicating steady vertical progress since our last update in October 2025, when construction was still concentrated within the lower levels. With formwork now positioned above the podium, the project has likely entered the residential portion of the tower, as condominium levels were previously planned to begin at level 15. The structure has now clearly emerged beyond its base, with active formwork extending into the upper floors.

The podium has established a substantial presence along the Riverwalk, occupying a large footprint and forming a prominent base at the waterfront. Its scale is especially apparent from above, where the full massing of the multi-story structure is now clearly visible within the surrounding context. Along the southern elevation, exposed concrete slabs with a sloped profile indicate the parking component within the podium, distinguishing it from the more enclosed program along other sides. Renderings show this portion of the structure screened at completion, with signage incorporated near the upper levels.

At the uppermost levels, crews are advancing the superstructure with a dense concentration of formwork, shoring, and exposed reinforcement visible along the slab edges. With the tower now rising beyond the podium, the building’s overall proportions and presence along the Downtown Tampa waterfront are becoming increasingly defined.

Upon completion, the development will introduce 220 hotel guestrooms and 200 residential units, with hotel uses occupying floors one through 14 and residences located on floors 15 through 38. Planned amenities for the hotel component include more than 10,000 square feet of conference and ballroom space, a 20,000-square-foot spa, a fitness center, a children’s club, multiple food and beverage venues, and Riverwalk-facing retail and restaurant space.

Amenities for Pendry Residences Tampa will include a private valet drop-off, dedicated lobby lounge, private elevator access, a rooftop pool, residential staff, and an owners’ lounge. Residents will also have full access to the hotel’s facilities and services.
In a recent milestone tied to the project’s residential component, the development team has introduced a $45.5 million penthouse planned for the top of the tower, positioning the unit at the upper end of Tampa’s luxury condominium market.
