19-Story ‘Casa Cipriani’ Proposed for 3611 Collins Ave., Miami Beach, Florida

Two developers are moving forward with the second Cipriani-branded project in Miami-Dade County.

The proposed Casa Cipriani would measure 19 stories above grade and feature 59 units: 23 condos and 36 hotel keys. Multi-Family News reports that units would come outfitted with 10-foot-high ceilings, imported Italian cabinets, and other Cipriani signature design elements.

Select units would come with direct elevator access. Communal amenities include a swimming pool, fitness center, and comprehensive spa with steam rooms and saunas. Other features include Cipriani-branded restaurants, a private members club, and on-site catering services.

Developers 13th Floor Investments and Midtown Equities have formed a joint venture to make Casa Cipriani possible. The pair recently secured $55.5 million in financing from BH3 Management. In total, their hotel/condo would cost more than $100 million to complete.

As noted, Casa Cipriani is the second development under the Cipriani banner in the Miami metro area. In October 2025, Florida YIMBY reported on the first development: Cipriani Residences Miami. Our report shared that the 80-story tower was halfway complete, with construction anticipated to wrap up in 2028.

Casa Cipriani would replace two shuttered hotels on a 1.1-acre lot. It would span 3621 and 3611 Collins Ave., Miami Beach, Florida, 33140, in Miami-Dade County.
