BI Group USA has broken ground on Parkside Residences, an eight-story, 187-unit residential development at 1741 SW 2nd Avenue in Miami’s Brickell neighborhood. Designed by Kobi Karp, with interiors by 2ID Interiors and construction led by Winmar Construction, the project is expected to be completed in 2027 or by the second quarter of 2028, depending on the source.
The groundbreaking marks the start of this developer’s first U.S. project. The project is being positioned as a wellness-focused residential offering in the western portion of Brickell, where new mid-rise and high-rise projects continue to add housing inventory near the neighborhood’s commercial core.

The milestone was commemorated with a morning ceremony at the project site attended by brokers and community stakeholders. Speakers included Olzhas Ayazbayev, CEO of BI Group USA, Daniel de la Vega, President of ONE Sotheby’s International Realty, Luis Leon, President of Winmar Construction, and Aman Omarov, CEO of BI Group International.

Parkside Residences reflects the continued emphasis on amenity-driven living in Miami’s urban residential market. The project incorporates fitness, wellness, social, and work-oriented spaces into a single residential environment. According to the announcement, amenity offerings will include a rooftop pool deck and lounge with views of Brickell, a Technogym-equipped fitness center and cycling studio, yoga and mindfulness spaces, a spa and wellness circuit with hot and cold plunge pools, coworking lounges, EV charging, and pet-friendly features.
“We’re seeing a clear shift in the market where amenities are no longer an added benefit, but a deciding factor,” said Daniel de la Vega, President of ONE Sotheby’s International Realty. “Today’s buyers value convenience, wellness and social experience as much as location, and Parkside is designed to deliver that in a meaningful and elevated way.”
Architecture is described as emphasizing openness, natural light, and a stronger connection to the surrounding environment through expansive balconies, integrated greenery, and a contemporary exterior palette. Interiors will feature modern finishes, furnished layouts, enlarged windows, and spaces designed to maximize comfort and functionality.

Units at Parkside Residences are expected to start in the low $400,000s.
