Plans are in the works for one of the tallest, most densely populated housing developments in Sweetwater. The venture, rising 29 stories on a 10-story podium, aims to meet the demand for off-campus student housing in the region.
Inspire Sweetwater would feature 400 units, a total of 1,600 beds. Students would have the ability to choose from an array of different floorplans, with the option of renting studios to six-bedroom apartments. Key features include a 7,000-square-foot open-air plaza, on-site leasing office, and pedestrian/bicyclist friendly sidewalks.

Additionally, there would be an emphasis on community-oriented space, with plans showing more than 35,000 square feet of co-working space, study rooms, and recreational areas, including a swimming pool. In what Floridian Development calls “a defining feature of the proposal,” the developer also wants to proceed with 1,618 parking spots and around 50 bicycle spaces.
Aguadulce R.E. Venture, an affiliate of Capstone Communities, is the developer. The firm was able to bypass the city’s height restrictions (limiting buildings to 320 feet tall) through various permits and requests. At its peak, Inspire Sweetwater would soar 344 feet above sea level.
