One Thousand Group, the Miami-based development firm led by co-founders Kevin Venger, Louis Birdman, and Michael Konig, together with Minor Hotels, has announced Anantara Miami Resort & Residences, a planned 50-story, 650-foot mixed-use tower at 3601 Biscayne Boulevard in Miami’s Edgewater neighborhood. The project will mark the debut of the Anantara brand in the United States. Rising above Biscayne Bay, the tower is planned to contain 100 private branded condominium residences, 120 resort residences that will allow owners to make their residences available to hotel guests, and 50 five-star boutique hotel suites. Architecture is by Kohn Pedersen Fox (KPF) and ODP Architecture & Design, with interiors by Patricia Urquiola. Among KPF’s best-known New York City projects are One Vanderbilt, 111 Murray Street, and major components of Hudson Yards, while ODP previously collaborated with One Thousand Group on One Thousand Museum and Villa Miami.
The development is being positioned as a hospitality and residential concept rooted in Anantara’s origins in Thailand and its emphasis on wellness, vitality, and immersive hospitality. According to the announcement, the project will introduce a collection of vitality and longevity amenities intended to bring principles of ancient healing and modern longevity into Miami’s urban landscape. The hotel will occupy the first three tower floors, while the resort residences and private condominiums will be located above. Wellness programming will span the podium levels and include hotel- and condominium-specific amenities, along with a dedicated vitality center focused on movement, nutrition, and recovery.

“Anantara Miami Resort & Residences introduces something entirely new to the U.S.,” said Kevin Venger, Co-Founder of One Thousand Group. “It’s not just another branded residence, but a fully realized concept that blends hospitality, private ownership and longevity into one unified experience. Here, we’re able to deliver a fully layered holistic lifestyle that reflects how people are choosing to live today.”

With a development vision conceived by One Thousand Group, the project is backed by the firm’s experience in Miami’s luxury residential market. The developer is known for One Thousand Museum, the final residential project designed by the late Zaha Hadid, as well as Villa Miami, which is currently under construction in partnership with Terra and Major Food Group.

“True luxury is time, the freedom to pause, to explore, and to experience the world more deeply,” said William E. Heinecke, Founder and Chairman of Minor International, owning company of Minor Hotels. “Miami is the perfect location for the debut of our luxury Anantara brand into the U.S., and we are excited to partner with One Thousand Group to bring this vision to reality.”

As the first U.S. location for the 25-year-old brand, Anantara Miami Resort & Residences will introduce American audiences to Anantara’s approach to hospitality. Anantara, meaning “without end” in Sanskrit, is known for properties shaped by natural beauty and a focus on healing and vitality. The brand’s portfolio spans more than 50 properties in destinations including the Maldives, Vietnam, Indonesia, Mozambique, Austria, France, Italy, and Spain. Its parent company, Minor Hotels, operates more than 630 properties across Asia, Africa, Europe, the Indian Ocean, and the Middle East, and is best known in the United States for its Koh Samui properties in Thailand that served as the setting for Season 3 of HBO’s “The White Lotus.”
“Our approach has always been to anticipate where the market is going and develop buildings that don’t yet exist in Miami,” said Michael Konig, Co-Founder of One Thousand Group. “With Anantara, we saw an opportunity to bring a globally respected brand into a market that is ready for something more meaningful and experience driven.”

Anantara Miami Resort & Residences will bring together an international design team whose work is intended to reflect both Anantara’s heritage and Miami’s cosmopolitan character. The architecture by KPF and ODP is described in the announcement as distinctly Miami, incorporating subtle Thailand-inspired cues that capture the essence of the Anantara brand. Patricia Urquiola’s interiors will mark her first residential project in the United States.
One Thousand Group said the project will also build on design and amenity features it has introduced in prior developments, including a private rooftop helipad. At Anantara Miami Resort & Residences, that feature will be paired with hospitality-driven experiences shaped by Anantara’s Thai-inspired approach to service, wellness, and cultural immersion.
“We are focused on delivering our signature experiences and amenities, while seamlessly incorporating the authentic offerings of the brands we partner with,” said Louis Birdman, Co-Founder of One Thousand Group. “The result is a development that feels both uniquely ours and true to the brand’s heritage.”
Located at the convergence of Edgewater, the Design District, and Wynwood, Anantara Miami Resort & Residences is being positioned as a gateway to Miami’s waterfront high-rise district. The announcement describes it as the first tower in the area with unobstructed northern views over Biscayne Bay. The site also offers access to nearby cultural institutions including Pérez Art Museum Miami, the Phillip and Patricia Frost Museum of Science, and the Adrienne Arsht Center for the Performing Arts.
Sales are expected to launch to the public later this year, with ONE Sotheby’s International Realty selected as the project’s exclusive sales team.
