Recent photos show the 159-acre site of The Dynasty | Ocoee fenced off at the southeast corner of Ocoee-Apopka Road and Fullers Cross Road in Ocoee, Florida. Montierre Development is the developer; AECOM and MDSX are the designers. The project has been planned as a roughly $1 billion sports and entertainment complex, with FINFROCK among the named project partners. The site remains dormant.

The Dynasty | Ocoee is one of the largest proposed developments in west Orange County. The program includes 17 multipurpose sports fields, a 150,000-square-foot indoor sports facility, and 350,000 square feet of retail, dining, and entertainment space along a mixed-use pedestrian riverwalk. Lodging consists of dual 10-story towers with 929 rooms on the north end and a six-story, 185-room boutique hotel on the western portion of the site. Beyond the private program, the development includes an inclusive playground, an area for Miracle League programming, public access to sports fields when tournaments are not in session, and a public extension of 17th Avenue,

The project was initially branded the Ocoee Regional Sports Complex when Montierre Development began work with the City of Ocoee in 2022. Montierre announced its design and engineering partnership with AECOM in October 2024, at which point the project was rebranded as The Dynasty | Ocoee.
The project cleared its core entitlement hurdle on Feb. 18, 2025, when the Ocoee City Commission unanimously approved, on second reading, a comprehensive plan amendment and PUD rezoning for the site. The amendment converted 117.7 acres of low-density residential and 32.3 acres of conservation to commercial. Both ordinances run with the land.
The legal posture has shifted since. Throughout 2025, four lawsuits were filed in Orange County Circuit Court against Jaime Douglas, Montierre Development PLLC, and MDTL Enterprise LLC by lenders, investors, and contractors, with aggregate alleged debts tied to The Dynasty | Ocoee exceeding $11 million.
AECOM Technical Services filed the largest single claim, alleging more than $8.9 million owed for design and pre-construction work. Gerring Investments LLC followed on May 27, 2025, with a claim seeking more than $6.25 million. Two investor entities each filed $2.5 million claims in January 2025 over unpaid loan obligations. Douglas has denied the claims in court filings. Despite this, Ocoee City Attorney Richard Geller has stated the city remains optimistic about the project.
Residents along Fullers Cross Road have raised traffic, access, and buffering concerns at public meetings on the project, including questions about sound and visual barriers between the complex and adjacent properties. Montierre has said it is finalizing the development’s backbone and coordinating with city and state officials on traffic and mobility planning.
YIMBY reported in June 2025 that groundbreaking, initially anticipated earlier that year, was expected soon with completion targeted for 2027. A December 2025 report stated the developer had cleared environmental and permitting hurdles and was ready to break ground. An updated construction timeline had yet to be officially announced.
