Regency Parc Begins Welcoming First Residents In Downtown Coral Gables

Regency Parc, a 15-story luxury residential tower at 2601 Salzedo Street in downtown Coral Gables, has begun welcoming its first residents. Developed by Codina Partners and designed by Nichols Architects, with interiors by David Smith, Ltd. and landscape architecture by Witkin Hults + Partners, the development contains 126 Sky Residences ranging from approximately 1,700 square feet to more than 12,000 square feet, with two- to four-bedroom floor plans, private terraces, high-end finishes, and expansive living spaces designed to offer the scale and privacy typically associated with single-family homes.

“We’re seeing a growing number of people rethink traditional ownership—they not only want luxury, space and service, without the constant maintenance, but greater financial flexibility while avoiding HOA headaches and rising costs,” said Armando Codina, Founder and Executive Chairman of Codina Partners, who is moving into Regency Parc himself. “Regency Parc offers expansive, high-end residences with exceptional amenities and white-glove service—all without the burdens of home ownership.”

Rents at Regency Parc begin at $8,200 per month, with lease options ranging from traditional terms to commitments extending as long as five years. The developer reports that approximately 60 percent of leases signed to date have been long-term agreements, indicating strong demand for housing stability among residents opting to rent rather than buy.

The building’s uppermost five floors comprise a collection of premium residences known as “The Cloud.” Featuring full-floor and nearly half-floor layouts with panoramic views of downtown Coral Gables and the Miami skyline, the residences are already 82 percent leased despite commanding some of the highest rents in the building. According to Codina Partners, the leasing activity reverses the more typical absorption pattern in which the most expensive units are often the last to be leased.

“When we first set out to create Regency Parc, many, including banks, had difficulty understanding how this project could be successful. I am pleased but not surprised at the demand we’ve seen. Coral Gables, and South Florida, needed a product like Regency Parc. Soon, we’ll have a waiting list for the largest units,” said Codina.

Amenities include a rooftop Wellness Pavilion featuring a fitness center, recovery spa, and open-air yoga spaces, a resort-style pool deck with private cabanas, and a Social Pavilion with gathering and event spaces. Additional offerings include a 15-seat movie theater, billiard room, card room, telehealth suite, climate-controlled storage facilities, dedicated pet amenities, concierge services, a resident mobile application, and advanced access control systems.

Regency Parc is managed by Codina Partners through its in-house multifamily property management division.
