38-Story Icon Beach Waterfront Residences Breaks Ground In Hollywood

Developers Related Group and BH Group have broken ground on Icon Beach Waterfront Residences, a 38-story waterfront condominium tower in Hollywood. A groundbreaking ceremony was held on June 18 for the project,which will yield 350 residential units between Atlantic Ocean and the Intracoastal Waterway. The development recently secured a $360 million construction loan from Tyko Capital and is slated for completion in 2028.

Located at 3824 S. Ocean Drive, Icon Beach Waterfront Residences is designed by Cohen Freedman Encinosa & Associates, with interiors by Meyer Davis and landscape architecture by Witkin Hults + Partners. Residences will come in one-, two-, and three-bedroom layouts ranging from 948 to 2,580 square feet.

“For years, Hollywood existed in the shadow of South Florida’s more established coastal destinations. Not anymore,” said Nick Pérez, President of Related Group’s Condominium Division. “The city is experiencing a remarkable transformation, and what we’re building here is a direct reflection of that momentum. Today, we’ve started work on a destination where exceptional design, resort-inspired amenities and an unparalleled waterfront lifestyle come together for buyers who expect the very best and see Hollywood as the place to find it.”

Residential interiors will feature open-concept layouts with floor-to-ceiling glass, oversized sliding doors, and private terraces oriented toward views of the Atlantic Ocean and Intracoastal Waterway. Kitchens are planned with custom Italian cabinetry, imported porcelain countertops, large center islands, and Bosch and Thermador appliances. Primary suites will include walk-in closets and spa-style bathrooms finished with Kohler and Hansgrohe fixtures.

The development will incorporate approximately 40,000 square feet of indoor and outdoor amenity space. Planned features include a resort-style swimming pool with private cabanas, a wellness center with spa facilities, a 3,000-square-foot fitness center, yoga rooms, outdoor gathering areas, summer kitchens, an event space overlooking the Intracoastal Waterway, and residents’ lounges. Additional amenities will include a private 32-slip marina and a resident-exclusive beach club.

Select works from the Jorge M. Pérez Contemporary Art Collection are planned throughout the common areas. The property will also offer concierge service, a 24-hour attended lobby, valet parking, and security services.;

  1. Nice building for Hollywood. Huge pool. Hope they landscape it nicely on the bay side and front.

  2. Oh look, another Related cereal box. It scares me to think this is the same company that owns the Hollywood Beach Hotel, and rather than restore it would destroy and replace with three boxes if they could.
