Florida YIMBY has learned of another update regarding a development we covered in March 2026. Our initial report shared that a New York-based developer was seeking approval for an apartment complex near Hollywood’s Young Circle; those plans called for 387 units in eight stories.

Plans have now shifted. For starters, Affiliated Development is now leading the project, and it’s hoping to get $6 million in incentives to move the project forward. The venture is now dubbed “The Jax.” Updated plans call for 394 units in eight stories.

Half of those homes would be reserved for households earning within 100 or 120 percent of the area median income. The remaining units would be market-rate rentals. Priority would be given to what Affiliated Development calls “hometown heroes,” which include first responders, teachers, and veterans.

Affiliated Development currently has the Jax’s 3.08-acre build site under contract from its current owners. The Jax’s progression depends on many factors. For starters, the venture is estimated to cost $126 million to complete. A bulk of that funding must come from municipalities and various public entities, but that could prove difficult. As noted, this is not the first time a developer has proposed housing on the site.

The Jax is slated for 400 S Dixie Hwy, Hollywood, FL, 33020, in Broward County.
