Related Ross Revises Plans for Affordable Housing Venture at 209 N Sapodilla Ave, West Palm Beach, FL

Florida YIMBY has an update regarding an affordable housing venture we covered this past February.

Our initial report shared that developer Related Ross had secured approval for 164 units in seven stories. Now, to secure benefits under the Live Local Act, Related is seeking to increase the number of units by 16 percent – bringing the total number to 191. Of the homes, 182 would be apartments, while the remaining nine would be for-sale market-rate townhomes.

Residency for the affordable housing units would be reserved for tenants earning 30, 50, 60, or 80 percent of the area median income (AMI), according to the South Florida Business Journal. The Live Local Act specifies that to qualify for benefits, a project must have at least 40 percent of its homes designated for households earning at or below 120 percent of the AMI.

Amenities at the unnamed development would include a swimming pool, fitness center, and parking garage. MSA Architects designed the venture. Urban Design Studio is representing the developer’s application. The West Palm Beach Plans & Plats Review Committee will consider the new proposal tomorrow.

An affiliate of Related Ross purchased the proposed 191-unit development’s build site for $7.5 million in 2025. The 1.7-acre site is largely vacant. It’s located at 209 N Sapodilla Ave, West Palm Beach, FL, 33401, in Palm Beach County.
