Coastland Residential has secured an $84.5 million construction loan for Vybe 75, an eight-story mixed-use development planned at 4383 SW 75th Avenue in Miami’s Bird Road District. Designed by Corwil Architects, the first phase will contain 366 residences and approximately 5,000 square feet of ground-floor retail space, with units designated for households earning up to 120 percent of area median income.
The financing advances the first phase of Coastland Residential’s larger plans for the Bird Road District, where the developer ultimately expects to deliver approximately 1,000 residences across multiple phases along with additional retail space. Miami-Dade County records identify the development as Vybe Residential – Phase I and show a final plat associated with the project was approved earlier this year.

Vybe 75 is planned as an eight-story structure
with residential units arranged around a collection of shared amenity spaces. Corwil Architects is serving as architect, while Miami-based Raymond Nicholas, led by Raymond Jiménez, is overseeing the interior design.
Amenities are planned to include a rooftop swimming pool and sundeck, recovery spa, fitness center and yoga studio, co-working lounge, sports simulator, movie theater lounge, and pet spa. Approximately 5,000 square feet of retail space is planned at street level.
“The Bird Road District already possesses something many communities spend decades trying to create—an authentic identity,” said Anthony Seijas, Principal of Coastland Residential. “Our responsibility is not to change that identity, but to invest in it thoughtfully. Vybe 75 is the first step in a long-term commitment to supporting the people, businesses, and creative culture that make this district unique.”

The development is targeting Miami’s working population, with residences available to households earning up to 120 percent of area median income. The project is positioned within the Bird Road Art District, an established commercial and arts area west of Coral Gables centered around Bird Road and the surrounding industrial blocks.
Raymond Nicholas’ interior design is intended to draw from the surrounding neighborhood and Miami’s broader cultural influences. Jiménez, a Cuban-American Miami native, leads the Miami-based studio.
“Successful neighborhoods evolve without losing their soul,” said Seijas. “Our goal is to create housing opportunities, support local businesses, celebrate local artists, and help ensure that future generations can continue to live, work, and call this community home.”
Vybe 75 represents the initial component of a larger multi-phase development planned by Coastland Residential in the district. The developer expects the broader buildout to eventually contain approximately 1,000 residences as well as additional neighborhood retail.
